With Valle del Sol Real Estate's Budget Listing Plan you get:

  • List your home in the Arizona Regional Multiple Listing Service. There are more than 35,000 real estate agents and brokers that use the Arizona MLS. You will have that many agents marketing your property to their prospective buyers.
  • List your home in Realtor.com, the number-one homes-for-sale website, with over 2 million listings every day!
  • List your home in at least three other websites for maximum exposure.
  • Arizona Association of REALTORS® approved Residential Resale Real Estate Purchase Contract, applicable addenda and the Seller Property Disclosure Statement.
  • Up to three (3) high-resolution digital photos on the Arizona Regional MLS and Realtor.com.
  • A Comprehensive Market Analysis of your Home. This will provide you with a basis on what the fair market value of your home is, and what list price you should choose. Other agents call it a Comparative Market Analysis, but we take so many other factors into account that it becomes a Comprehensive analysis. Just provide us with your property's physical address and any additional features such as pool, spa, landscape, recently painted, etc., and we will use our powerful tools to give you the best analysis on your property's market value that you will find.

Listing Plus - One-Time Cost: $899

If you want to get real value at a great price, the Listing Plus Plan is for you. With this you get:

  • List your home in the Arizona Regional Multiple Listing Service. There are more than 35,000 real estate agents and brokers that use the Arizona MLS. You will have that many agents marketing your property to their prospective buyers.
  • List your home in Realtor.com, the number-one homes-for-sale website, with over 2 million listings every day!
  • List your home in at least three other websites for maximum exposure.
  • Arizona Association of REALTORS® approved Residential Resale Real Estate Purchase Contract, applicable addenda and the Seller Property Disclosure Statement.
  • Up to six (6) high-resolution digital photos on the Arizona Regional MLS and Realtor.com.
  • A Comprehensive Market Analysis of your Home. This will provide you with a basis on what the fair market value of your home is, and what list price you should choose. Other agents call it a Comparative Market Analysis, but we take so many other factors in account that it becomes a Comprehensive analysis. Just provide us with your property's physical address and any additional features such as pool, spa, landscape, recently painted, etc., and we will use our powerful tools to give you the best analysis on your property's market value that you will find.
  • Elegant For Sale Sign in Front Yard. This is not a For Sale By Owner sign. This sign is no different from a current For Sale sign that most real estate agents use. The hard truth is brokers really "cringe" when they see For Sale By Owner signs in the front lawn when they drive up. We suggest that you use our signs because a broker's lawn sign assures them that they will be compensated and since the chances of selling your home with a broker involved are quite high, (about 85% - 90% of all homes sell with brokers involved), it makes more sense to work with brokers, rather than against them. You can still market your home on your own and if you do sell it, you pay no commissions.
  • Open Houses advertised on the MLS and on Realtor.com
  • GE Supra Lockbox Key. You do not need a lockbox if you will be available at all times to allow potential buyers with or without agents into the property. However, if you will not be available at all times, a lockbox provides a good solution, allowing maximum showings of your home, with minimum inconvenience.

With Valle del Sol Real Estate You Win!

With our plans you can be confident that buyer's agents will want to show your property, because our agreement assures them they will get paid if they bring the buyer you select. The commission rate that you pay is up to you. We suggest 3% because that is what most buyer's agents receive in Arizona. Keep in mind that agents will do what benefits them the most. If your home pays them less than most other homes, they will either not show it, or show it less often. If you pay less than most, you will usually get less activity. The cost to the listing agent is virtually eliminated, however, because rather than pay your listing agent another 3%, you only pay Valle del Sol Real Estate a small flat fee of $499 or $899. If you find a buyer who is not working with a REALTOR®, you would pay NOTHING but our affordable one-time fee.

Additionally, if you would like an experienced REALTOR® from Valle del Sol Real Estate to personally coordinate the transaction including all paperwork, we can provide that service for just an additional 1.5% of sale price paid at successful close of escrow. We can offer this service because, unlike some competiting online listing services, we are licensed by the Arizona real estate licensing board.
